ORDINANCE & ZONING REVIEWS

A region-wide review of existing ordinances and zoning regulations could shed light on opportunities for changes in policies and regulations that could have a positive impact on affordable and attainable housing for local workers.

This includes zoning and ordinances related to pocket housing, cluster housing and cottage home developments. Comprehensive Plan updates and ordinance reviews may allow zone changes in specific areas to accommodate these housing types. Some jurisdictions are considering approving Planned Unit Developments that have smaller lot sizes, changed setbacks and a smaller home type. Infill density changes may also be considered in certain areas to allow for gradual, managed growth and better use of existing land.

The following could also be considered or reviewed to further impact the availability of local worker housing:

  • TDR Exchange
  • Development Incentives
  • URD Partnerships
  • Fast-Track Permits
  • GO Bond for Land Trust funding
  • Annexation Standards
  • Consistent Building Standards
